If the ground will not perk, you might be able to excavate (for instance) 6 feet down and find pure sand or some other better soil.In Southern Nevada I've seen Caliche (if that's your problem) run in bands 6 to 8 feet deep and below that sand (but maybe your bands are 100 foot deep, who knows).Caliche can tear up mechanized equipment pretty bad, but I've seen people go through it with pick and shovel (and explosives) to install pools (but I've not seen it done for a septic field).Just my 2 cents.

--> Essentially look at pure cash flow and see if you are positive.Depreciation --> Maybe from accounting perspective, but wouldn't it fold back when you sell the property?

I never use these exemptions in my numbers because I always take into account when I relocate and still own the property purely for investment.You can still find deals in Mattapan.

Hi,This isn't in the US so this format may or may not be familiar to many of you.I don't own real estate, and I think that now might be a good time to buy NEW construction, but not existing buildings.You don't have to know market specifics but I would like to see if this actually makes sense, from a purely financial perspective:ContextIf I were to buy an existing house from someone, I'd have to pay them the full amount now and get a mortgage.
