I'm wondering... if I get an FHA loan and buy a 4-plex to owner occupy, and if I put another person on the deed who is NOT on the mortgage, would gift taxes be triggered?

But I held my "finger on a trigger for too long" and in a state of fear-impairment never dove into REI ..allot was at stake OR so I thought.. posting to Victoria & Vancouver BC (extremely expensive real estate market), raising two small children on only one average family income (barely meeting the ends), demanding work (out of the area taskings, 24/7 duty)..

One way may trigger a transfer tax, another doesn't.

Looked at far away opportunities before, but never pulled the trigger (glad that I didn't). 

It can be just as good an option to consider a strong syndicate / partnership.

Can you recommend how to search for a good mortgage broker who will walk us through the different mortgage options and also a good real estate lawyer who will help set the terms of our partnership?

I am very thankful I pulled the trigger on the offer and went in with the terms I did on this deal!
