But if we are measuring "competitive advantage" and therefore success based on the GPs that own the most units, have the biggest teams, and hopefully have the biggest bank accounts, I would say the primary differentiator is marketing spend.  

Alternative strategies include financing in the LLC's name or using house hacking to generate rental income.

Then you have to file that judgement and tap their bank accounts or garnish their wages.

So that means the rental income should be enough to cover the mortgage payment

Once you have a short list, get an account with each one and run them through the wringer to see how they really function.

I wasn’t sure how  experienced investors accounted for it when analyzing deals.

Finding a property with a garage or convertible income-producing space sub-$300K will be your biggest challenge.

Check with each utility to confirm you can have the additional accounts in a tenant's name.In our North East Pennsylvania location, the water companies will allow a separate meter, HOWEVER, they require a separate water main from the street hookup to the additional house meter so they may control each meter on the property independently of the other(s) without entering the dwelling.
