Does anyone else have any thoughts on Durango, Montrose or Grand Junction?

Like, instead of prepping this huge pipeline by investing a few grand, could I just try wholesaling 1 or 2 deals first?

I'm looking at the fringes of the Metro area (Casa Grande, Coolidge, Apache Junction, Florence, Buckeye) as the Phoenix has gotten a lot of investor attention the last few years from local and out-of-state (California) investors looking for good deals.

These nuisance items can be a pain, but in the grand scheme are pretty small. 

Went back and forth after discovering it needed repairs, so when I requested to be released from the contract the buyers offered to take another 30 grand off, so then I signed.How did you finance this deal?

Some friends have built impressive portfolios there over the years, its definitely block by block and you're not far from some other great opportunity zones like Grand Rapids.  

If you are looking at new builds here I really like Florence and Casa Grande; Coolidge and Maricopa are good too.  

Ohio cracked down after the GR and enforcement seems to be stronger than most other states, except maybe Illinois. 

When I bought the property my goal was to put all the earnings back into the house as equity and pay it off asap just to have the extra two grand a month for the rest of my life.
