My father owns about 20 units and I started out as shadowing him then later on managed one of his apartment buildings I live in now.

On the point made by @Jay Hinrichs about this class of renter, I own lower end rentals (though in a much higher end market) and can tell you beyond a shadow of a doubt the tenants are not easy and are not just happy to have a place to live.
