Back Story:My parents have a 4 plex in California (purchased decades ago)One of tenants has stopped paying rent (stopped paying Dec 18)Unfortunately I found out their 4plex is really only permitted as a triplex but when they purchased it came as 4 units (they made no updates. it looks like the back unit had been divided by the previous owner into two units)The non paying tenant is going to sue stating he's in a unit that's not legal and wants all his rent back since 2015 (when he first moved it)Looking at all options it sounds like we're going to have to settle with him.

A high lead test makes parents legitimately nervous and even the most tolerant can turn into mama bears.I can’t emphasize enough how seriously you should take this and how you should not do any shortcuts right now..I may be painting the worst case scenario but it is also a distinctly realistic one.

Spirit in the bottom unit in the form of an older man and a child in the top unit, and thought I needed to let the tenant in the bottom know.I am a pretty open-minded guy but I found it somewhat funny.

@Chris Thomas We ask ourselves the same question all the time... but at the end of the day we are pretty conservative people and have seen many people in our lives lose it all (including my parents while I was a teen) so we really don't think its smart for us personally to put all our eggs in one basket.
