PreForeclosure/Wholesaling/Deceased Parents home

I want to start by saying if able this will be my first wholesale deal. So my friend just bought a new home and has moved out of her parents home who both passed away in 2018. The home is a rehab home needs a lot of work (mold,mildew, pest control water logged ceiling and broken appliances) so she is allowing me to wholesale it for her. Now here are the issues:

1. It’s in her parents name who are both deceased.

2. It is in pre foreclosure.

3. Not sure how to go about finding and presenting it to a buyer here in Prince Georges County,Maryland.
