Allowing tenants to pay late without consequences only causes tenants to fall further behind in rent. 

If you do not get approval with your local building department then it could cause you problems down the road whenever the home is appraised or when you go to sell or refinance.

To be totally honest, I'm nervous and the most excited I've ever been cause I know great things are to come.

Tenant has caused me a major repair job.

There are A LOT OF TRAPS along the way that can/will make the deal fall through (and cause you to lose your earnest money).

Often times business owners and real estate investors get caught up in the things that they have no control over (losing a deal, the weather, etc) which causes a lack of focus which can lead to poor results.

If you take the time to share some phone calls with a handful of prior investors, you should get a pretty good handle on what your experience is going to be like.The purpose of investing in a syndication is to leverage the sponsor's time, expertise, and ability to source great deals, but if the experience is going to cause you to lose sleep at night, any return you might make simply will not be worth it.All the best,Jack

I think local governments are getting wise to the problems that wholesalers can cause. 

Trying to get in that area before all the new building projects cause me to get priced out. 

Also from my understanding you would have to buy these houses with cash, however I know there are private lenders that are interested in court house purchases cause they typically have less competition.
