Yet, it isn't clear to me as to when is the best time to start building the relationship [when you aren't exactly ready to buy] without wasting the RE agents time? 

Usually the appraisers are very appreciative, helps them with their work load.

From what I've been told for truck deliveries, I get a 12ft wide max width allowance, otherwise it's an additional $1,200.00 for a wide-load crew to follow. 

A final thought is,  a coin operated machine would encourage her to be conscience with the size of the load.  

What about your time wasted and time that your property is sitting vacant?

A week goes by and he tells me the deal was 5 properties but he can only take on 4 because it's a big load to handle at once in terms of rehabbing them.

Once we work together on a deal or two odds are slim i would waste your time or mine by filling out the form on every property. 

As a realtor I have seen so many decor jobs painstakingly done by somebody's wife that were a total waste of money and ended up getting gutted upon closing. 

If it doesn't hit the 1% rule, I don't even consider doing further analysis as it is usually a big waste of time.

I apologize if my question is to broad but I'm just looking for some advice from some wholesalers in the game right now , what are you successful with and what should I not be wasting my time and possibly money that I quite don't have yet .
