We own two SFH...Propery#1 is a rental which we purchased when we had NO CLUE what we were getting into about 14 years ago- (currently rented but we're getting ready to sell it after doing renovations once the tenants move out at the end of Sept)- we owe $168K ...will put in about $20k out of pocket for Reno and estimate we can sell for $275k- $285K).

You could technically put 15K back in the bank and put 60K down on a 300K move in ready house in Auburn with 5K closing costs and no PMI.Of course that is if your realtor (most have no clue what they are doing and have only a high school diploma, no offense to those who are top notch) is accurate about what you can get out of the house.

18 = 11k lot raw... not sure cost there but say for round numbers civil and survey record plat 4k ... that 15k   we pay 30 to 50k per lot to do all W P S U Storm Pavement... so 45 to 65k all in ... then back into home prices I have no clue as to what you sell for or build for but that's easy math.. and maybe you can do the whole underground portion for 15k a lot..
