I like to use a famous person's quote on why learn IRR:"We choose to LEARN Internal Rates of Return (IRR) and do the other things, not because they are easy, but because they are hard; because that goal will serve to organize and measure the best of our energies and skills, because that challenge is one that we are willing to accept, one we are unwilling to postpone, and one we intend to win, and the others, too."

However, I would only list the parents as the responsible party since they are the ones actually qualifying and paying the bill.

Not someone I would rent to.Keep on searching for a more qualified tenant and do not be lured in by the offer of paying rent upfront.

@Patrick Rowe Just get conventional financing as it is the best for you (provided you can qualify).

@Omari Heflin I just interviewed Erik Stark and he has a very cool system to get qualified seller leads for apartments.

You have to take a 60 hour prelicensing class in order to qualify for the test, unless you have a four year degree in real estate.
