Thoughts on buying expensive investor toolkits from supposed gurus?

Considering they are brand new, with a finish out well above and beyond the rest of the neighborhood I don't anticipate "nobody else wanting them" Thanks for your sarcasm, though That wasn't a personal accusation but I see people on here all the time that say "I found this piece of crap house in the hood for $10k, I can buy it and rent it to a Section 8 tenant and make a ton of money right?"

When I did section 8 and had similar issues, we would buy a $15 floor lamp from Walmart and have installed prior to section 8 inspection. 

I just need to pay for this, let the EV company handle the issues, (even though I have to buy the chargers) and just treat it like a normal washer and dryer in the unit that most people expect at this level?

We are thinking of buying an investment property in Puerto Rico and I would like to try to get a pre-approval before my trip there in October.

I've got cash ready to buy a few more this month.

Oh and the refinance loan is because this calculator was for BRRRR (Buy Rehab Rent REFINANCE and Repeat) deals.

So, I am back where I started and have a W2 again (in my own biz) and we have a small team managing the rentals, I only get involved with buying and with bigger construction issues. 

We are looking to buy our next property in 1-2 years.
