BUT, honestly, the hassle of leaving work to do showings, dealing with CO and inspection crap, following up with people, preparing pretty marketing packages, weeding out serious buyers, reviewing offers, dealing with the other brokers, staging or advice on de-cluttering that you wouldn't see on your own, professional pictures, etc. etc. ...I would work with a broker 100x over just to have those burdens taken off me.

So why bother with someone unproven who is very likely to be a tire-kicker or simply not qualified to close.That is why I recommend that people put together a broker credibility package that establishes you as serious player and sets forth in very great detail what you are looking for, where, what price you are willing to pay, your ability to close, your closing team, the speed at which you are willing to close, whether you have relationships with lenders, other deals you've done before, etc.But you do not send this to a broker until you have already gotten a warm introduction from someone you both know.
