We have a tenant in one of our duplexes who is storing furniture, baby gear and other household items on the front porch as well as dropping cigarette butts off the back deck onto the sitting area of our tenants below.

The only feedback is considering a matching color scheme and furniture that seem more cohesive, maybe a specific theme. 

I am partial to the AZ market as there is a diverse economic base, lots of people moving here and good weather (except for the summer months) to enjoy the outdoors.

I've done a lot of reading and want to make sure I have all my facts lined up before I pitch this idea to my wife and financial team.Budget-wise, I can go up to 1.5M comfortably, so I'm willing to buy a turn-key STR with furniture, theming, and future bookings in place.  

My next step is switching to electric outdoor lawn tools but I just haven't gotten around to it yet since my gas ones work.   

I know when we rented we preferred when the home felt relaxed, clean and planned out rather than a hodge podge of grandma's handmedown furniture. 

He has an interior architecture/furniture design-build business and wants to purchase a building that can house his workshop, provide him with living space, and generate revenue from other paying residential tenants.

New renters will likely cover it with a piece of furniture, area rug, or something like that.

Hey guys I’m new to landlording and I wanted to install some security cameras outdoors to capture front of the house the yard and driveway, does anyone know which cameras would be best something that I can watch on my phone while not at the property if need be.

You could possibly do well in the Firewheel area of Garland which is close the a large outdoor shopping mall/movie theatre/bars but other than that it just doesn't appreciate well enough for me to invest in.
