To accept a cap rate of 4.8 there would have to be for me at least some other angles such as it comes with a bunch of land to redevelop, the property is single story but has some valuable air rights,etc.As a pure investment purchase only 4.8 cap is very poor.

@Keegan BeckIn the BP Podcast 2, the person who was being interviewed had a good tip to not sound too aggressive- something like- "I buy houses in your area, if you know anyone who would like to sell please call me at..."
