To accept a cap rate of 4.8 there would have to be for me at least some other angles such as it comes with a bunch of land to redevelop, the property is single story but has some valuable air rights,etc.As a pure investment purchase only 4.8 cap is very poor.

@Keegan BeckIn the BP Podcast 2, the person who was being interviewed had a good tip to not sound too aggressive- something like- "I buy houses in your area, if you know anyone who would like to sell please call me at..."

There’s a lot of times when I feel like the interview is just getting into the meat and they switch to the fire round.

I'l keep everyone posted. some hardcore googling gave me at best "around" 60k (probably for a short move) to "close to" 200k or more including a foundation.I'd ballpark it, figure :150k move150-200k lot50k site improvements100k+?

The numbers put me at a 25% ROI!

We me at the Groton Public Library and our next meeting is on the 23rd from 6 to 8 in meeting room 4. 

I am so afraid in messing up on my first deal, because $30k doesn't come by very often (not for me, at least--and considering the financial hole I just got out of)!

The traders or investers in any market that make the most money don't worry about tops or bottoms they just focus and catching the meat of the moves.
