How can i get funding on this deal?

I have found a great deal in my county. The numbers put me at a 25% ROI! The problem is i can not get funding from a bank because i am 20 years old and don't have the credit history nor the full down payment it would take. I do not have anyone to privately invest. The owner is not willing to seller finance. This property is way to good to pass up.

Does anyone know a way i could secure this property?

Is there a vacant unit that you could possibly move into? Then you could possibly qualify for an FHA loan at 3.5% down.
