I agree, which is why I'm looking for other ways to maintain a solid relationship outside of pounded out referrals for my professional relationships.  

They are not necessarily cheaper to maintain and repair, but you are more likely to replace them versus repair if there is a major component failure.  

It helps maintain the relationship. 

Wherever there is shared space, I feel its the landlord's duty to maintain.

Working smarter, making great connections and maintaining those relationships is what the long term winners do.  

Try to be kind and encouraging, but at the same time, maintain your expectations.  

Also the cost of setting up and maintaining usually cost more than any tax savings.
