B is separately metered for all utilities.Rents on turnover would probably be about $3k/month for the 3/1 units and $1800 or so for the cottage.I would budget $50k in renovation expenses over the next 1-5 years to include: termite treatment and repairs, exterior wood repairs and repainting, new roofs, minor interior rent ready activities.When I run the numbers at current rents, I get a 5.9% cap and 12.5 GRM.Current rents from A&B should cover a first mortgage and property taxes.

Tell the seller you want every wall opened up for damage inspection,a full extermination procedure,a through cleaning of every surface,and complete repainting of the interior.

There's obviously a lot of work (read money) that would need to be done to get this facility back up and running but the fact that it is sitting there with existing structures just needing the interior completed makes me believe that there's a great opportunity there.

I've already got an estimate for the contractor-grade carpet at $2.5K installed from Home Depot (50% of the house is tile) and it's just a rough guess the interior paint will be around $5K-$6K.

Maybe this is just a phenomenon here in a beach community but I am getting darn tired of clicking on a listing that has 7 pictures and 3 are of the outside of the front of the house...obviously snapped from the agent's car and the remaining are stock photographs of the lighthouse and fort and beach ...I'm not buying the lighthouse and I do not think the fort is for sale...it is so frustrating why can't get they get off their lazy behind and take pictures of the front and back of the house and GASP the interior...even a kitchen and bathroom photo would help...does anyone else have this problem ?
