Would you buy a house with rats?

Hello all,  I need your advice.  I am in the process of purchasing my 3rd investment property.  This will be a single family home for our son to rent from us.  We are under contract and in our 10 day inspection period.  I have just had a pest control company out to the house to price a termite bond and he told me there is evidence of mice in the kitchen cabinets, garage, crawl space and attic.  There is also "significant" evidence of rats in those same areas - except kitchen.  My gut is telling me to run.  I am concerned there could be rats in the walls etc and there could be chewed wires or other damage that isn't visible.  We did not get a great deal on the house....paying fair market value.   The house was occupied until 3 weeks ago and has a new roof, hot water heater, HVAC, flooring etc.  It is not an old house or a fixer upper.  What would you do?

Tell the seller you want every wall opened up for damage inspection,a full extermination procedure,a through cleaning of every surface,and complete repainting of the interior.
