As I’m reading through this book, listening to podcast and even hearing the stories of other investors, I realized some of these question cannot be answered just by sitting down and trying answering them flat out.

My story started out with buying a townhouse for 270K in a really good location as a primary residence.

The cable company just messed it up so they could charge me a late fee.Moral of the story, is I doubt your tenant ever got hacked.

In Dodd Frank, they anticipated that some might carry paper to get around Dodd Frank (not that you are doing this) and therefore they also "cast their net" over seller carry backs.Most importantly, please don't rely on what I say, except to inspire you to seek legal advice (which I am not qualified to give) from a qualified attorney in this area, and structure this so it doesn't get you into legal tangles or possibly worse, interaction with the CFPB.

To be honest, I'm looking for the story of "Joe Shmo" the construction worker, making $50k a year starting with less than that, and building up capital with SFR and after years of hard work and patience was able to purchase his first multi-family property.

It was a 2 story condo with 1,424 sqft, 2 bedrooms, 2.5 bath, and a 1 car garage.

It was an interesting experience, and I wouldn’t use that brand again.Long story short; I believe it depends on brand because I’ve used other types that held up great.

It's stories like this that give me confidence in the long-term viability of Denver's real estate market.
