This is one of them.Inform the tenant that having old food around the place is the likely attractant for the pests and that this is a serious health and safety issue and you need them to clean up their unit ASAP.

That is more of what I am supporting, protection from bad landlords.However, I do agree that the way these bills have been written (from my understanding again I'm not a lawyer and don't play one on TV) are a huge overstep and would hurt people on all sides.In my opinion the state should be focusing more on improving the health of their small businesses and creating jobs.

The best answer I’ve heard is that you do want an LLC to protect from loss in the case of a serious family health complication.

Got a couple off-market deals I'm considering in Northern CA but I've got some "newbie" dilemmas going into them and it's this - these deals seem like great deals (like $50k-$100k less than what they are worth) - but even at these discounts they do NOT cash flow after accounting for repairs, management, vacancy, etc (they do "cash flow" in that it covers the mortgage and has a little bit left over... but that's obviously not true cash flow).
