Adult Care and Assisted Living Properties in Oregon

I've spent most of my investing career in traditional rentals, flips and development properties but we currently have a property under contract in Benton county that is currently used as an adult care facility. The property has 11 bedrooms and 6 baths split between two bedrooms and a large shop. I'm looking to connect with investors in that area that have experience with these kind of properties so I can get a better understanding of what the numbers investors are buying at.
