In some instances you are showing the property to your buyers, and the owner needs to understand you are not actually buying the property, so they need to be okay with you having your buyers trudge through their house.You need to know the comps, know what your buyer will pay, know rehab costs necessary to get it to sell at the ARV, understand contracts,  adhere to dead lines or buy extensions, and so much more.

Our third purchase is a 4 bedroom (with 2 rec rooms, so potential 5 bedroom), 2 full bath semi-detach in beautiful Peterborough, Ontario - a great town with a highway extension coming by 2020.Currently has a family living in it with a lease in place until June 1, so instant cash flow, and Bought at $204,000 and cash flows with tenants in place at ~$325/month.I am very eager to learn more about the BRRR method for use in Ontario.

Since notes don't get recorded, and do not have to be notarized, this document would not require these either.Similarly, if you changed the terms of the loan such as the interest rate or perhaps added an extension fee, then this too would simply be documented, signed by you and your lender, and filed away.

Super hard as a FSBO.Agents often have an extensive buyer's list, so you'll most likely be paying 1/2 the brokerage fee to compensate a buyer's agent as you have no buyer's list and will rely on a few leads you may get where active agents may have 50 serious buyers in your market at any time.How much will holding costs affect your bottom line if you can't sell it as quickly as a professional?
