Third Property added in Peterborough, Ontario, Canada

I am very excited to have added a third rental property to our portfolio just as 2016 closed out, and this house closes in Feb 2017. Of Course I am not here to brag, but to encourage anyone who hasn't gotten dirty, to go out and do it!

Our third purchase is a 4 bedroom (with 2 rec rooms, so potential 5 bedroom), 2 full bath semi-detach in beautiful Peterborough, Ontario - a great town with a highway extension coming by 2020.

Currently has a family living in it with a lease in place until June 1, so instant cash flow, and 

Bought at $204,000 and cash flows with tenants in place at ~$325/month.

I am very eager to learn more about the BRRR method for use in Ontario. If I can get my head really wrapped around that, I want to work on that type of investment in 2017.
