I recommend that you first decide what your comfort level and desire is on whether to stay SFR or go MF - weigh all the pros and cons, and go with your gut.Then, know your numbers!

As a Realtor in Miami (and based on the properties that I've listed for rent or worked with the tenant to lease), the properties that have Washer / Dryer already installed (as opposed to just the hook ups) are more desirable and rent quicker and for top dollar (people pay for little luxuries and conveniences).

Most of my cousins' properties are located in less-than-desirable areas.

I have no desire to manage multi-family buildings. 

I've met some investors who write a clause into their agreement with the GC that there will be a daily late charge if not completed by the agreed-to date (might be something to consider next time to help keep the GC focused on the desired completion date.)

I desire to be in my own backyard, and would love to see growth here; in my state of birth.

You may have a bit higher ratio in a less desirable area on an older home or with a section8 tenant.
