I called customer service and had no help, called again and got a manager and all he could tell me was that I have to modify my list so that the total would come up to $50.    

if you are tearing out the drywall and tile and the tub is a steel tub I would replace it if it's a cast-iron tub and you are keeping the tile then I would glaze the tub if you don't want to take out an extremely heavy cast-iron tub, looking at the picture it looks like a steel tub I would just rip it out and replace.

You can either use a standard commercial contract or a custom purchase contract.

Great thread, folks can get ideas, but any landlord looking for new ideas really needs to pass the lease agreement to their attorney as to compliance and customs in that area, all real estate is local. :)

It looks like someone is flipping a house on Arnett and the pictures look really good.  

Tenant took pictures of place when moved in and it was dirty.

First Analyze:What is in the right areaThen what is in your price rangeThen look at each of the sets of pictures for what you might be interested in.You should be able to narrow the list down to a handful in a short time.
