Getting a contract on a property.

I have the opportunity to buy property not on the market. They are ready for a contract and want to sell and retire. What do I do? I don't know where to get contract forms or to know exactly the wording in the contract. Real estate lawyer perhaps? It's a positive cash flow mobile home park.

You can either use a standard commercial contract or a custom purchase contract.  If any of the homes are real property they will be attached to the land.  If the homes are all individually titled and being transferred you may also need a mobile home broker to assist with the transfer paperwork.  Very few real estate lawyers have dealt with a Mobile Home park as they are a real niche.

Just start with a standard purchase contract, list any additional personal property being included in the sale to get it under contract asap.  If you can provide some more details on whether the homes are to be included in the sale, how many, then I might be able to share one of the contracts I have or assist you in filling out TAR commercial contract.
