The biggest problem landlords have in pre screening is not being crystal clear as to what their cut off requirements are.

It happened by accident when a wholesaler reached out to me and told me if I found the deals, that he would bring the buyers, cutting not much for me, my thinking at first was that is how it is. 

We want our projects to be a cut above anything on the market.

They've been in my SFH rental property for nearly 2 years now (and are staying another 2 years), take fantastic care of the property, NEVER have any issues with them etc.

People are entitled and selfish in general, so make sure your last cleaning is as meticulous as the first cleaning when you still cared a lot.

With the recent fair housing laws you cannot discriminate on income so I want to be careful with this situation. 3488 is only about 2X rent.

Having laundry will cut down on vacancy and create longer tenancy.
