Nothing says "successful" more than adorning your person with the rarest minks/animal skins, gemstones, and precious metals, driving without regard for "the poor people" (i.e., anyone earning less than 7 figures) in your vehicle (late-model European import only), and spending time with your mistresses at your vacation homes (yes, plural...both).Actually, it's because time is the only thing that matters to me.

They should inspect a property as soon as they acquire management of it, whether vacant or occupied; routine vacancy inspection (including handling of SD charges and deductions); long term strategy for significant upgrades/major renos; and at least an annual walk through, specifically looking for signs of leaks, pests, extra people/animals, and unreported routine maintenance items.

The cheaper softer vinyl will get destroyed much faster, and as others have mentioned a clear coat of poly will be cheaper than a full resurface and finish.
