I live in a really hot market (Orange County, Ca).

I have also sat in on a foreclosure service/data provider and learned some things about foreclosures and current trends but that was geared towards learning their system.I want to buy and rehab small sfr homes on a small scale in LA and Orange counties in California.

Some people like neon green or neon orange; I don’t.

Here in Florida, all deeds are recorded at the Clerk of the Courts office, except in Orange County where they are recorded at the Comptrollers office.

Case Shiller lumps the Los Angeles and Orange County markets together, which means high-end Newport Beach properties get averaged in with bullet-riddled bungalows in South Central LA.

I live in Orange County and work out of an office in Fountain Valley investing in the OC, LA and Riverside County areas.  

(ie: Orange County, LA, San Diego).My wife and I are new investors and currently own a few rental properties in Huntington Beach, we are actively looking for other investment properties in Orange County and it's surrounding areas, ideally rental properties but we are also very curious to do our first flip!
