You guys could have a yard, a basement and just about any space configuration you wanted.From an investment point of view you could get 2 or 3 new rental incomes:1 from your current house1 or 2 (or 12 for all I know) from the new residence2 years (well, 2 sets of tax returns) from now you can use the rental properties as real income.

The obvious of course is a new electrical panel box, new home wiring, yard fence higher than 4', new plumbing and HVAC, new room addition, a new roof or a foundation fix....I get/know that much.

Here’s why: Since they are not living in the house, they are most likely making payments on two houses, paying utilities, taxes and insurance on two houses, and maintaining the yard on two houses.

Unless there's a bronze plaque on the front lawn, local people will forget about the event, in time unless you remind them.If the front yard is particularly memorable, you could alter the landscape with pathways, small fences, trees, colorful plants or even yard art.Maybe those nice guys at San Joaquin Equipment with give you a non-running John Deere Tractor to place in the front yard as a peaceful distraction (you are near Fresno, right?).

Most HOAs pay for the water, handle all the public maintenance (upkeeping the yards and all other public services), and they are the organization to address especially when a you have a neighbor to complain about or a project on your condo you would like to perform.More people in your complex will realize what is going on when they begin to see things that they do not like because of the HOA.
