go to a small commercial bank and get a portfolio loan

I have a small portfolio of rental properties but never created an LLC.

Basically I'm wondering if I should be looking into big deals with the hopes of finding private investors to finance the deal or if I should stay small until I can afford to put all the money up myself.

Buy a duplex or small multi and live in one side, and rent the other.

I currently have someone else working on a binder to see if  they'll cover it, but just wanted to see what others have dealt with in this topic.. the small research that I've done on cloth wiring has shown that it doesn't seem to be any real hazard or even necessary to replace unless if there are apparent issues with the wiring.

This covers the renter covers the small repairs, and my insurance covers the disasters.

Depending on how much is owed and how much the association wants to spend you might have to weigh small claims versus foreclosure versus personal judgement/wage garnishment.

Also anyone who can be paid per our for small jobs like ikea furniture installation, demolishing or debris removal.

You might want to get small apartment complexes at first then get larger ones.
