Property management comes at a cost but it's so nice not to have to worry about the tenant calling us on a weekend or if we're out of town, because of an issue.As many others have mentioned, we all understand your eagerness to get started.

Faucets, doors etc or your weekends, vacations and family times will be ruined.

Having some money on hand would be recommended in case you have an emergency, like needing a hot water heater replaced over night during a weekend. i would recommend having at least $5,000 per property in reserve, build up to that with the income you would make from the property.
