Should I give (quick claim) the mobile home to one of my sons to obtain insurance under their name?

Sons and Dads usually are looking for anything to do that does NOT involve horses.

He said the well costs $100 per month (I don't know anything about wells, please help ha) and septic is pumped as needed and he thought maybe that was once per year but wasn't sure since his son is running the property.

A while back I looked into this and came away believing that there was no limit to what you could charge for a late fee as long as it was in the lease.When my son was young and in day care they had these ABSURD late fees.  

It must be more different there than I thought, I wouldn't expect to find quality references in San Francisco for rentals in Palo Alto.
