Newbe with Questions, hoping to avoid a fiasco.

Hello,

My mother recently passed and left me her 1968 mobile home which is in good condition.

I have my own home which we found to have issues with mold recently. Because of the extent of the mold damage I filed multiple claims. I intended to only file one, but because the water from a leaky roof (pin hole) traveled to several areas (not apparent small trickles in the walls) of the two story home causing mold. Our insurance company said that each different area of the home would have to be a different claim in which 4 areas were found.

I am now trying to get liability insurance to rent out my mom's old mobile home but now no one will insure me because of my recent claims! In over 30 years of living in our current home I had never filed a claim ever!! I understand from the insurance end that we might be seen as a high risk but we were forced to treat this as multiple claims to remediate all of the mold that was making us sick. That is what insurance is for, right?!

Would creating an LLC rectify this situation by using the business name to get insurance? Should I give (quick claim) the mobile home to one of my sons to obtain insurance under their name? Should I sell the mobile home to someone and charge rent only on my property the mobile home is sitting on? I hope to sell/pull the mobile home maybe by the end of the year anyway to build a house or some units there instead. I don't feel comfortable having someone rent the unit without insurance and have someone fall or something and file a law suite. Any better suggestions or tips??
