I just bought 2 properties for cash this month, sent bank statements, line of credits, etc. that equated to WELL over 5x what the purchase prices were on the properties.  

My rule of thumb is to have soft commits (this means you have to ask investment level up front) of at least 3x what I think I will need for the deal I will eventually do with them.

I know it is hard to be a though landlord, but being a soft one can be devastating.
