I would say at most of them I have attended, the pitches are very soft, not a lot of pressure, but results vary greatly and are not always what is projected or pitched. 

Some lenders only do a soft credit pull, so it doesn't affect your credit score.

I do environmental consulting for raw land development and let me tell you that for building on even a SFH on a small lot you're talking at least 100k in soft costs to break ground!
