I'm not part of the sect of BP that seems to believe tenants are subhumans who exist to poop out money for the landlord or else crawl off to rot and die elsewhere, but you will have to set rules and stick to them steadfastly.

From the inside though it may seem to you that the amount of wealth that you have built will not support the kind of lifestyle that you want.You have 4 rental properties, and I am guessing that you don't think they don't provide you with nearly enough cash flow.

I would be pre-approved for about 280k and I make around 40k a year so I'm not sure what 15k would get you.Having the money ready for down payment and closing costs is excellent and would be a point in your favor for sure.Also, an option you can consider is having someone else be a co-borrower but in this case they would also have to follow the FHA rules I believe.
