It took time to build this team but after many calls, many poor responses, many non call backs, many "we can't help you", I was able to find people that wanted to be a team and work with me.I have purchased $1000's in US real estate material, searched the internet for private money, invest time to increase my knowledge in US real estate, been on many webinars (still do) and continue to read and listen to real estate and motivational CDs.

I worked as land manager for one of the largest home builders for three years just prior to the crash, but was only responsible for property due diligence, and construction of roads, utilities, and site work for large projects; not individual single family home rehabs or individual / small scale new home communities.

Now all you have to do is learn to NOT be "afraid the bank who holds the note (BOFA) could find out and call the note due", because of course, you WOULD be taking out a mortgage for the full $100k that you would then be responsible for.

Below are the tools I've used as well as others I've looked into:Message AutomationThe tool I'm using is http://yourporter.comI currently have it set up to automate the following via AirBnB message and email:Inquiry response if I don't reply within 2 hoursVerification message immediately upon bookingCheck in instructions two days before a stayHow are you doing message one day after check-inCheck-out instructions the day before check-outLarge Group message to tell people to keep it down after 10PM for any reservations of 6+ peopleIt allows you to insert fields into the message such as guest's names and check-in dates that it populates into the message for you so it doesn't seem like a robot sent the message.yourporter can automate messages via AirBnB, email and SMSCost is $5/mo/listingI'm also using http://avivaIQ.com which is currently in beta and FREE and also does message automation but only through AirBnB's messenger.
