Honestly, being a landlord, managing properties, or renovating houses does not appeal to me.

We just completed 3 apartment renovations and we purchased all new from Loews. 

Just make sure they currently own it, renovated it, and will manage the property after the purchase.Good luck to you! 

I have not done a renovation loan, but I’d call USAA, PenFed, Navy Federal, etc first. 

I also had that one broker mention a renovation loan, something I am not familiar with at all, but maybe its close to the same as a construction loan for a new house which I did do when we built our primary residence.

Then get a second loan from an investor for the balance and the renovation costs.

May also work if the duplex is a higher price, larger square footage, in a better school district etc.I know I sound like a broken record on these forums but “Occupancy” is not always a black/White issue 

If you want to scale up and have a larger portfolio, you will probably want to focus on saving money for future down payments.
