Typically, you would assign the contract to the buyer, the Buyer pays your assignment fee but your fee won’t be factored into the sales price for his financing.....possible issue with licensing laws depending on your state laws on how you market it.

I don't believe there is a correct answer to your question because it depends on a lot of factors, one of which is where you are in life and what your goals are. 

Taxes havent been paid since homeowner died so thats also a factor.
