Wholesaling a Deal Help!!

I have a 3 family deal under contract.

The buyer, who is a seasoned investor, wants to purchase the property with Bank Financing.

Based on my understanding, in order for us to close, the bank will pay the seller $XXX,XXX and the seller will then need to cut us a check.

If this were a standard cash deal, the attorneys could cut us a check for the difference.

Has anyone else run into this before?
