So I unexpectedly ran into a motivated seller of a mobile home attached to land in Ontario, CA.

I would say that the first thing you need to do is set up you long term goal and final destination for investing. from there you create your strategy to achieve that (Buy and hold, flip, wholesale, Note buying etc) from that you can determine what tactic ( SFR, MFR, Mobile homes, Condo, Townhomes, Short term rental) will be.

They have 23 mobile home lots total. with 13 having home that they own and the other 10 lots are just pad rents with other people homes on them. they are interested in doing a master lease with option to buy. my wife and I just submitted our letter of intent today. if accepted then coming week we will be creating our 1st draft of the master lease.

Basically the title,There is an old mobile home lot in my area that I am looking to reach out to the owner to pitch him a deal of me fixing up and selling the vacant mobile homes on his lot and keeping the profits from the sale.

He also traded two properties in Oklahoma--one was a vacant lot next to a lot with a shop with a mobile home spot.
