You can find SOME properties in WF or Longview (not Sherman/Denison anymore) for that 1%, but there's a lot of trash that's been brought on the market lately designed mostly to be sold to unsuspecting out-of-town investors, so watch out!

I always enjoy analyzing specific deals to get the opinion of everyone else on this site. 

Start with reading, listening to podcasts, going to RE investing networking events and get out there into the market and start looking and watching the market prices and trends. 

I dont think there is any formula other than watching the market and the rental prices, talking with other landlords and your own experience.

If they demonstrate they have my best interest at heart, they don‘t need to be micro-managed, but remember, it’s your business so watch over it.
