I have read n read lots of the post and find that yours are pretty much sound advice that not only the person asking can use, but others that read.

@Jeremy Geyer, your goals sound an awful lot like mine.  

It sounds like they did not install the wire lath properly and that may be the problem why it is cracking so much in which case it can be removed and redone by a qualified lather (paperback lath).

On a home that had been properly rehabbed, this should be a sound financial investment.Considering the fact that you are investing in real estate with unknowns - tenants, unforseen maintenance issues, insurance claims, etc - to me - a 4-5% return doesn't seem like an adequate return on my investment (risk vs reward).
