I think your insurance # is a little light. $925 in rent is a little low for a $100k price but there are other factors to consider besides just these 2 figures.

As you go there, on normal days, they will not sell you direct carpet and pad only, they know if customers know the real price of carpet, they will just buy the carpet without installation.

Doing that helped give me direction and something to strive towards.
