We are looking into investment loans but know that if the property is considered unlivable that would be difficult, but we also have not had a GC look at the scope of work yet as we were told of the deal this past weekend (property is 5 hrs from us).

With this particular property I inherited tenants as I’m sure you will and got my first tenant that has been fairly need and somewhat more difficult which has been a learning curve.

The US is much different in that sense. i’ve heard it’s pretty difficult to get loans at all if you are not a citizen, but you may be able to do hard money / private money or partner with a citizen?
