You can pay a flat fee or hourly, and salary plus bonus.To get a great outcome for both parties, I suggest the following:If you need data entry, research or input, I would recommend you pay by the project with a flat fee, a time limit and review of the work before you pay.If you need someone to Cold or Warm call, or to Follow up on leads, pay them a small salary with huge bonuses.

I want a warm body to mentor or train with and the person that invited me was just getting his license too!

I have my strategy set and calculators warm but struggling to nail down a fast but reliable way to estimate expenses when assessing a lot of potential props.  

But I love the idea of buying rentals in cash flowing markets, and the south looks very warm to this Mainer (GA, FL, AL).Just looking for any ideas on how to get started, what a good strategy would be, etc.

Basically any warm body I can get into the vacant POHs will add value to the park, so instead of fixing up the units, I was thinking about just selling the existing POHs for next to nothing and charging lot rent.
