It isn’t so much the size but how the design is laid out to maximize the space.

It consists of two side-by-side campers on lot by a lake (full views, but access is further away) with a fire pit and outdoor space.

It is just me in the property and the main unit has 2 beds and 2 baths, so more than enough space for me there.

Why not look at something very "earthy" like automotive repair shops and/or warehouse space? 

If not look at areas that are still 5-10 away from getting better such as the Eastside or deep in the westside. 2) Maybe check out how SB is responding to SB9/10 and find a property that would benefit from that(perhaps on the 154 with more space).3) Start talking to neighbors of friends who may know of an older couple that is looking to retire soon and offer a make them move price.

The other issues are liability, if there is a fire/safety issue/problem tenants/noise complaints/etc. and the people you have renting out those spaces or your neighbors, find out they are not permitted, they have you by the balls.

Along this train of thought, I've decided to pursue industrial/flex space going forward.

I mean, it's such a small space, not sure if walk in closet is the best use of the space.My current idea:- Take out the Walk in closet and the TV cabinet and In wall heater to create a bigger space for a full size bed.  

If you feel confident you can lease the space if they decide to vacate then the risk is probably worth it.
