I did not make anything as all the proceeds went to years of preferred returns.It was not fun losing all of these properties but there was a lot to learn from it. 

I am looking to start marketing to a probate list I have been building and scrubbing through court house files but I would like to have as much knowledge as possible when I start receiving the calls.

Paying off the line with all proceeds from all cash-flowing properties I have will help us expedite the "rinse-n-repeat" model giving us flexibility to have some steroid growth style action for our biz.

I asked a local title company and they informed me there is no way to proceed with any loan if they don't have a copy of the old (20 years) trust.

Most property owners who get possession of their properties before a UD proceeding concludes do not go back to court for a judgment.

What do you suggest I should do for due diligence prior to proceeding with the deal?

Any advice on how to proceed, or how to calculate deposit return, etc?  

My questions:1) how do I proceed quickly but cautiously with this?
